Plain-language answers to the questions we get most about booking, payment, check-in, house rules and cancellations.

These answers summarize our Guest Rental Agreement. If anything here differs, the agreement applies.

Booking

How do I book a stay?

Browse our cabins on the Listings page, pick your dates and guest count, and follow Book Now to our secure checkout. Your stay is booked when checkout completes, and your confirmation email arrives within the hour.

I booked through Airbnb, Vrbo or Booking.com. Which policies apply?

Reservations made through a third-party platform follow that platform’s cancellation policy, and its terms take priority wherever they differ from ours. The answers on this page describe bookings made directly on our website.

Is there a minimum age to book?

Yes. The booking guest must be at least 21 unless the cabin’s listing states a different age, and must stay at the property for the whole reservation. We may ask for a valid driver’s license or state-issued ID. Guests under the minimum age must be accompanied by a parent or legal guardian for the entire stay.

How many guests can stay?

Each cabin’s property page lists its maximum occupancy, and only the adults and children declared in your reservation may stay. Undeclared guests are charged a minimum of $50 per guest per day.

Payment

What payment methods do you accept?

Credit and debit cards, through our secure checkout. Payments are processed by Stripe.

When will my card be charged?

If check-in is more than 30 days away, you pay a 50% deposit when you book and the remaining balance is charged automatically to the same card 30 days before check-in. If check-in is within 30 days, the full amount is charged when you book.

Are taxes and fees included in the price?

Taxes and fees are itemized in the price details at checkout, so you see the full total before you pay. If you bring a dog to a pet-friendly cabin, the pet fee is added there too.

Do you offer discounts?

Sign up for our emails to get $100 off a stay of 3 nights or more, along with last-minute openings and special offers. If you have a promo code, enter it at checkout.

Before You Arrive

What time are check-in and check-out?

Check-in is after 4:00 PM and check-out is before 10:00 AM, local time. Early check-in or late check-out may be available for an additional charge when requested and approved in advance.

How will I get my door code and directions?

We email your arrival guide, with door codes and directions, before your stay. If it hasn’t arrived, check your spam folder or contact us.

Can I arrive late at night?

Yes. Check-in is any time after 4:00 PM. If you will be arriving after 11:00 PM, please let us know in advance.

Can I bring my dog?

Dogs are welcome at our pet-friendly cabins only, and each cabin’s property page shows whether it is one. Choose Pets when you book. No other animals are permitted, though service animals are welcomed as required by law.

The standard pet fee is $150 per dog for stays of up to 7 days, plus $35 per dog per day after day 7, unless the cabin specifies otherwise. Approval, including breed and number of dogs, is at our discretion. Dogs must stay off furniture and beds, be supervised at all times, and never be left alone inside or tied up outside. Bringing a pet to a cabin that is not pet-friendly carries a minimum $500 fee.

What are the roads like?

Most cabins are reached by gravel roads in a mountainous area, and some driveways are steep. If you are arriving by motorcycle or towing a trailer, check the cabin’s amenities or contact us before your reservation so we can point you to the most accessible locations.

Is there anything I should bring?

Bring your own charcoal if you plan to grill, insect repellent and clothes suited to a wooded mountain setting, and towels plus a bed or crate if your dog is coming along.

During Your Stay

Who do I contact if something goes wrong?

Email ambassador@enjoyuniquestays.com or call +1 (423) 500-7300, and tell us right away about any maintenance or safety issue so we can respond. In an emergency, dial 911. Please also let us know promptly about a power outage. Outages are outside our control, and refunds are not provided for them.

Are linens, towels and kitchen supplies provided?

Yes. Linens and towels are provided, kitchenware is stocked for your cabin’s maximum guest count, and starter supplies are provided. Please wash your dishes and bag trash into the designated bins as directed in your Digital Guest Guide.

Is there Wi-Fi and TV?

Internet access is provided as a courtesy. We work to keep it reliable but cannot guarantee uptime or speed. TV channels and packages are not guaranteed, and pay-per-view cannot be ordered.

What is there to do on the property?

Paradise Pointe sits on Sand Mountain above Nickajack Lake, with an indoor pool, Little Tails Farm, a tri-state hiking trail and scenic viewing platforms. All amenities are unsupervised and used at your own risk, so please supervise children and follow posted rules. For more, see Local Favorites and our Add-ons, such as a private chef or massage.

Are there security cameras?

A property may have exterior security cameras, for example at entry points or on the porch, for safety and security. They may record audio and video and are for monitoring the premises when vacant.

Can I charge an electric vehicle?

Only where a cabin provides an approved on-site charging station, following its posted rules. Charging from standard household outlets or the cabin’s electrical system is not allowed and carries a minimum $200 fee, so please plan to use public charging stations.

Check-Out

What do I need to do before I check out?

Please leave by 10:00 AM, and before you go:

  • Set thermostats and mini-splits to 72°F in summer or 68°F in winter.
  • Load and start the dishwasher, or wash, dry and put dishes away if there is none.
  • Bag all trash and take it to the outdoor receptacles.
  • Leave used towels in the bathroom. There is no need to strip the beds.
  • Return remotes to their baskets or holders, and leave furniture where you found it.
  • Turn off the lights, close windows and sliding doors, and lock the entry doors.

Can I check out late?

Late check-out may be available for an additional charge if you request it and we approve it in advance. Staying past your agreed check-out time without approval allows us to charge a late departure fee of up to one night’s rental.

What if I leave something behind?

Let us know within 24 hours of your departure. Items we find are held for a brief period, and if you would like one shipped back, you cover shipping plus a handling fee. We are not liable for lost items.

House Rules

Is smoking allowed?

No. Smoking, vaping and illegal or non-prescription drugs are not permitted anywhere on the premises, including porches, decks and other outdoor areas. A minimum $300 cleaning and deodorizing fee applies if evidence of smoking or drug use is found.

Are parties allowed?

Responsible drinking is fine for bookings of up to 6 adults. A group of 7 or more adults drinking alcohol counts as a party and needs our approval at least 24 hours before check-in. Unapproved parties, loud gatherings and fireworks are not allowed and can lead to eviction without a refund. Quiet hours are 10:00 PM to 7:00 AM.

Can I host an event or a photo shoot?

Events, commercial photography and filming need our written permission in advance, as do tents and other temporary structures. For weddings, retreats and celebrations, see our venues on the Events page.

Can I use the fire pit and grill?

Where your cabin has them, yes. Fires must stay inside the fire pits provided and be supervised by an adult, and fireplaces, fire pits and propane tanks must be turned off when not in use. Charcoal grills may never be placed on decks. In the hot tub, do not add bath oils or other substances, and replace the cover securely after use.

What else is not allowed?

The property is strictly weapon-free, including replicas. ATVs, dirt bikes and other off-road vehicles are prohibited. Please do not move furniture or mattresses, and do not flush sanitary items or other non-flushable products, which damage the septic system. Fees apply to each of these, as set out in the Guest Rental Agreement.

What is the damage waiver?

Every reservation includes a mandatory, non-refundable Limited Rental Damage Waiver. It covers accidental damage up to $100 in combined labor and repair costs, as long as you report it before check-out. The fee is property-specific and is disclosed during the booking process or in your reservation confirmation.

The waiver is not insurance. It does not cover intentional damage, damage from smoking, pets or rule violations, missing remotes or keys, or your personal belongings. See Exhibit A of the agreement for the full terms.

Cancellations

What is your cancellation policy?

Reservations made through third-party platforms (such as Airbnb, Vrbo, or Booking.com) are governed by the cancellation policies of those individual channels.

Direct website bookings cancelled within 30 days of arrival are non-refundable and due in full. Cancellations 30+ days before arrival forfeit the 50% deposit paid at time of reservation, and no further balance is charged.

Direct bookings cancelled within 24 hours of booking receive a full reimbursement minus credit card processing fees.

Do you offer travel insurance?

Optional travel protection is available through a licensed insurance agency and underwritten by licensed insurance carriers, not by us. Plans can cover prepaid, nonrefundable trip costs if your trip is canceled or interrupted for a covered reason, and an upgraded plan adds Cancel for Any Reason coverage.

Because cancellations within 30 days of arrival are not refundable, we strongly recommend buying it soon after booking, as some benefits must be purchased within a limited time of your deposit. View plans at enjoyuniquestays.rentalguardian.com.

What if weather or an outage affects my stay?

We are not liable if a cabin becomes partly or wholly unusable for reasons outside our control, such as severe weather, natural disasters, mechanical failures, government orders or utility outages, and refunds are not provided for power outages. That is why we recommend travel insurance for everyone in your group.

What happens if my cabin becomes unavailable?

On rare occasions, such as an ownership change or major repairs, a cabin may not be available for your dates. We may move you to a comparable cabin. If none is available, you can choose another available property, with any cost difference credited or charged, or receive a complete refund.
